Ilmarin does not broker or consult on residential loans 4 units or less that are subject to RESPA and state regulations. Co-broker and referral fees for commercial deals that are exempt from those regulations can be paid to non-licensed individuals. Regulations vary by state and must be reviewed on a case by case basis. Ilmarin maintains a competitive referral/cobroker fee structure. Ilmarin has a master agreement which delineates the fee. Wherever possible the fee is paid directly to the referrer/co-broker by wire transfer at closing.
