CONTRACTS:

Prior to submitting any loans for approval Ilmarin requires that a client complete a commercial finance consulting contract protecting our fees subject to the successful obtaining and acceptance by our client of a commitment letter.

LOAN FEES:

Ilmarin requires a $3,500 to $10,000 administrative fee to cover the preparation of loan packages. The administrative fee will be determined by the complexity of the engagement, the quality and completeness of the package presented by the borrower. The fee will be determined by the completeness and quality of the documentation supplied to Ilmarin by the client. The client will be required to pay all fees for third party work such as appraisals and accountants, overnight shipments etc. directly. Lenders in almost all cases will require fees with the execution of a commitment letter or letter of intent.

CONSULTING ENGAGEMENTS:

In cases where a major rework or restructuring of the loan or where services beyond the scope of a traditional placement are required Ilmarin engages in real estate advisory consulting contracts. These are generally hourly rate with rates varying between $75 and $150 per hour depending on the scope of work.
